What is a Flat Fee Listing? 

You pay a flat rate and not a commission to the listing agent.  Overall, flat fee MLS services offer homeowners a cost-effective alternative to traditional real estate agent commissions, allowing them to save money on the sale of their property while still gaining access to the marketing reach of the MLS database. We offer two options of listing your home.

 

Option #1:  Flat Fee (our popular option)

  • Cost: The sellers pay a one-time flat fee upfront of $550.00 for the listing services + $1500 (or $2500 for homes over a million dollars) at closing when your house sells.

  • Services Included:  Full Representation, MLS listing, market analysis, Supra Realtor laser electronic lockbox, professional realtor sign, contract and inspection negotiations, counteroffers, internet exposure, and more.

  • Photos can be provided by you the seller, or we can supply you with a list of approved MLS photographers and staggers.


Option #2:  What is the 1% option?

We will list your house on the Multiple Listing Service for 1% commission paid to us (the listing agent) when your house sells. The same services are provided for the 1% as the flat fee.  The only difference is that this fee costs more and is paid at closing, and there are zero upfront fees.


What do I owe if I sell my house myself?

If you find the buyer you will save the traditional 3% buyer’s agent commission. If you picked option #1 you pay only $550.00 upfront and $1500.00 when the house closes, unless it is over a million dollars, then it is $2500 at closing. If you picked Option #2, you will pay only 1% to Crawford Realty, Inc., there won’t be a buyer’s agent commission and a zero upfront fee.  Regardless of which option you pick, it is still cheaper than the traditional realtor commissions.

Why do some houses sell and others stay on the market for a long time?

There are three transaction killers 1) pricing 2) lack of marketing and 3) condition of the property. Pricing is everything. If your home is priced too high it won't sell. We provide you with a Comparative Market Analysis to assist you on the best price for your home. Marketing is essential to selling your home and the MLS provides you with the exposure you need. If your home is not in great condition, it should be priced accordingly.

How soon after we list our house will it take for it to be on the MLS?

Within two (2) days or less.


Photos

We allow the maximum allowable photos for the MLS listing. We can provide you with a list of photographers that have been approved by the MLS.  They take professional photos at a reasonable price or you can provide the photos.  Whatever photos you provide, you must own or have written permission to use them. The photos will need to be in JPEG format and sized to 1024 x 768 megapixels. Good photos are everything to getting your property sold!


How long is my listing good for?

It is good for six months and you have the option to cancel at any time.


What happens if I get an offer on my house?

Included in the price of the flat fee options is assistance with contract negotiations, counter offers and help negotiating inspections and repairs.  You will want an agent with good negotiating skills to get you the best price possible for your house.  Having been awarded as a top real estate producer requires good negotiating skills.  The more negotiating we do the better we become.


What internet exposure will my house have?

All homes listed on the Multiple Listing Service (MLS) have the same internet exposure.  Realtor.com, Zillow, Trulia, etc. all download from the MLS.


Do you offer other services?

Yes, we offer a wide variety of services, and these services are offered even if you don't list your home on the MLS and sell your house yourself. We can assist with contracts if you find the buyer. If your home is vacant, we do business with a service that provides "home staggers."  If you are a buyer, we give REBATES (as long as the sale is over $100,000). We offer 2% rebates for resale homes and 2.5% rebates for new construction if a 3% commission is offered. If a 3% commission is not offered, we adjust the rebate accordingly.
